News! 2012 loan limits for San Diego County


Hello everybody,

here is an email I just received a little bit ago from Curtis, our Prudential California Realty in house lender.
Those are great news!



The 2012 loan limits for San Diego County have been officially implemented within Wells Fargo.  They are as follows:

2012 high balance conforming:  $ 546,250
2012 high balance FHA:                 $ 697,500
2012 high balance VA:                    $ 477,000 (Wells has the ability to go up to 1.5 million – requires roughly 10% down – no mi - call for details)

And just as a reminder, the new HARP refinance rules and regs have been implemented (See by previous blog on it-click here).  If any of your customer’s currently have a Freddie Mac or Fannie Mae serviced loan and their home has lost considerable value over the last four years, there is a possibility they could qualify for one of the HARP prime rate refinances.

National Summary Charts

The charts below show the 7-day and 90-day rolling averages for median list price, days on market, and inventory for the national composite--a snapshot of how, together, the luxury markets around the country are performing.



Altos Research developed the Market Action Index (MAI) for an at-a-glance measurement of market conditions. The MAI is a barometer of real estate supply and demand. A value above 30 indicates demand is relatively robust, we call that a Seller's Market. Below 30 is a Buyer's Market.
Also use the Market Action Index trends as a leading indicator for prices. When markets fall persistently into Buyer's territory prices will likely follow.

The definition of this market stat is:
"Percentage of homes on the market that have decreased their asking price at least once over the past 90-day period."
In any market, even in strong seller's markets, there will always be some number of properties that will decrease their listing price. These may include sellers that drastically overpriced their homes just "to see what they could get" or homes that simply entered the market at a price level above what the market will bear.
Even in strong seller's markets, the Percent Price Decreased will be 10-12%, so some repricing of individual properties is common in any market. In weaker markets, this value begins rise into the teens, 20%, 30%, and higher. Percent Price Decreased is an incredibly insightful gauge of demand levels in the residential housing market. This statistic illustrates how many listed properties may be behind the "price curve" - listed at a price above what the market is willing to pay for similar properties.
However, "Percent Price Decreased" alone does not indicate the overall health of a particular market. This statistic should be combined with other market stats to determine the overall direction of a market.

I'm going tonight, are you too?

I love the Christmas season...especially in the warmth that San Diego county offers!! ;)
I done the Boise cold for a little while and thank you but just to visit... of course I miss the Hawaiian style Christmas but Carlsbad isn't bad at all in between the two extremes!

Last year, some friends decided to introduced me to an amazing event called Balboa Park December Nights, it's only 2 nights a year, this Friday the 2nd and Saturday the 3rd, that's all folks!
You will find food and drinks from all over the worlds, a large fair and plenty of fun-filled animation, even a full orchestra with choir and Christmas stories. It is worth it! And it's FREE to go, so what are you waiting for?
Needless to say that we'll go tonight and I may post some "live" photos to share with you if you cannot make it.
One more perk for living in San Diego county!

Balboa Park December Nights

Balboa Park December Nights, the nation’s premier holiday festival, will take place for the 34th consecutive year on Friday, Dec. 2, 5-10pm, and Saturday, Dec. 3, noon-10pm. As always, the event brings families and friends together to spread holiday joy, learn more about the cultural value of Balboa Park and kick-off the “most wonderful time of the year.”
Participating Balboa Park museums open their doors free of charge from 5-9 pm both evenings and more than 300,000 visitors are expected to experience the joy of San Diego’s largest free community festival. Those who attend will participate in a truly multicultural experience, enjoying food, music and entertainment from around the world.
Revelers can watch top-notch musical and dance performances, enjoy delicious and diverse food choices and help spread a heavy dose of holiday cheer. Some of the more well-known traditions include food from around the globe at the International Christmas Festival at the House of Pacific Relations Cottages; the annual Santa Lucia Procession at the Plaza de California; unique gift shopping at the museum stores and with the artisans of Spanish Village; and musical and dance presentations from the San Diego Junior Theatre, San Diego Civic Youth Ballet, Del Cerro Baptist’s Christmas Story Tree, and more.

Carlsbad and it's people are making a difference!


Hello North County San Diego and Everyone reading :)

This is not a posting about Carlsbad or our real estate market, or homes for a change...this is much better!


This year again, I wanted to share with you a great initiative that has been around for a long time you may have heard about, called Operation Christmas Child.
This is great to share your Christmas favorite or even to get your kids involved with you while packing the box and share with them about less fortunate kids their age overseas.
I am especially excited because this year, we'll get to go with my husband to the main processing center in orange county that will process all the shoeboxes of Southern California, we'll get busy!
Remember, this may be a simple kind gesture from you but the impact in that child's life is HUGE!


If you feel like you can have the time to make a box, perfect, don't forget to add a $7 check made out to :samaritan purse operation christmas child" or go online and pay with your credit/debit card and print the label to see in which country your box will be sent to. The plastic clear shoe boxes are great and can be reused by the family.
Don't forget to add a card or write a note :) PS: The $1 store is a great place to get lots of stuff!

5 STEPS TO MAKE YOUR BOX

Use an empty shoe box (standard size, please) or a small plastic container. You can wrap the box (lid separately), but wrapping is not required. Most importantly, pray for the child who will receive your gift.

Determine whether your gift will be for a boy or a girl, and the child’s age category: 2-4, 5-9, or 10-14. Print out the appropriate boy/girl label by downloading the artwork to the right. Mark the correct age category on the label, and tape the label to the top of your box.

Fill the box with a variety of gifts that will bring delight to a child.  Use the gift ideas provided on the bottom of this page.

Please donate $7 or more for each shoe box you prepare to help cover shipping and other project costs. You can give online by using our “Follow Your Box Donation” option, or you can write a check to Samaritan’s Purse (note “OCC” on memo line) and place it in an envelope on top of the gift items inside your box. If you or your family are preparing more than one shoe box, please make one combined donation.

Place a rubber band around each closed shoe box and drop off at the office by Friday or Saturday 5PM at the very latest or simply call me 760.282.4663.
