A dream come true!! Blueseed, A Floating Mini City Would Operate as an International Extension of Silicon Valley


Silicon Valley attracts the interest of technology firms across the world. A new mega project is being formulated near the Silicon Valley that might have relevance for the tech firms. The project called the Blueseed is visualized as a floating city close to Silicon Valley but located in international waters. The mini city project will provide living accommodations, working space and entertainment facilities for approximately 1,000 customers. According to current estimates the project could become viable if the customers staying on the Blueseed pay in the range of $1,000 to $3,000 per month.
The two men behind the ambitious project are Max Marty and Dario Mutabdzija. However the project is lead by venture capitalist and PayPal co-founder Peter Thiel. The details of the project are still being finalized. It will most probably be a cruise ship or a barge that will be converted into a sort of an island. The feasibility of both options are being analyzed. The other details like the likely location of the proposed vessel are more or less finalized. The vessel will be stationed 12 nautical miles from the coast of California.

It is the location of the project that has got the tech firms, particularly the non US startups interested. It is very close to the Silicon Valley. It will provide such entrepreneurs an opportunity to work close to the Silicon Valley even they don’t have the US work visa. When needed they can travel to the mainland through a tourist or a business visa. They can build up their organization while working on the Blueseed and aim to set up their headquarters in the Silicon Valley at a future date. The project of the unique floating island is expected to be launched in the third quarter of 2013. There will be no dearth of firms who would like to book a place on the vessel on the international waters.
More than 100 international technology companies have interest in becoming residents of a floating city located in international waters outside of Silicon Valley. The project, called Blueseed, was co-founded by Max Marty and Dario Mutabdzija and lead by venture capitalist and PayPal co-founder Peter Thiel. The company is looking to either convert a cruise ship or remodel a barge in into a pirate island that would provide living accommodations, working space and entertainment facilities for approximately 1,000 customers paying between $1,200 and $3,000 each per month. The vessel will be stationed 12 nautical miles from the coast of California, in international waters, and it will have a crew of 200 to 300 people. The location would enable non-U.S. startup entrepreneurs to work close to Silicon Valley without the need for a U.S. work visa.
Research released by Blueseed revealed demand from interested U.S.-based companies sat at 20.3%, while Indian and Australian companies made up 10.5% and 6% respectively. The company also found that across the U.S., nearly 7,000 computer science Master’s and PhD graduates each year are foreign nationals, and many encounter difficulties finding jobs before being forced to go home. Blueseed is looking to change that when it launches in the third quarter of 2013.

FHA fees, HARP and rate drop...

Here are some of the information you need to know and read about prior to purchasing a home in San Diego county or Orange County!


Beginning April 1, borrowers will pay more for up-front mortgage insurance from the Federal Housing Administration, or FHA.

If you are one of the thousands of borrowers hoping mortgage rates stay frozen until you are able to refinance through the new HARP, here is good news: Mortgage rates dropped back to record lows this week. But you have about two more weeks to go. That's when lenders expect to get the green light to start processing refinance applications under the revamped version of the Home Affordable Refinance Program.

The long-awaited program will allow homeowners to refinance their mortgages regardless of how deeply underwater they are. At least, that's the theory. It remains to be seen if lenders will embrace the new rules of the program, dubbed HARP 2.0.
The benchmark 30-year fixed-rate mortgage fell to 4.1 percent from the previous week's 4.16 percent, according to the Bankrate.com national survey of large lenders. The mortgages in this week's survey had an average total of 0.39 discount and origination points. One year ago, the mortgage index was 5.03 percent; four weeks ago, it was 4.12 percent.
The benchmark 15-year fixed-rate mortgage fell to 3.35 percent from the previous week's 3.38 percent. The benchmark 5/1 adjustable-rate mortgage fell to 3.04 percent from the previous week's 3.12 percent.

This ties for the lowest rate the 30-year fixed has reached in the 26-year history of Bankrate's weekly rate survey. It was 4.1 percent in the Feb. 15 survey, too.

HARP 2.0 is almost here

The low rates and the buzz that lenders may soon start accepting refinance applications under the "real HARP" is attracting many underwater borrowers who are desperate to refinance but can't because they owe too much on their mortgages, says Rob Nunziata, president of FBC Mortgage in Orlando, Fla.
"We are taking reservations for HARP 2.0, so once it does come out they are going to be the first in line," says Nunziata, who has more than 400 "reservations" from homeowners who want to take advantage of the program.
Many of these borrowers have been anxiously waiting since October, when the revised HARP guidelines were announced. The changes went into effect in December, but lenders say they are waiting for Fannie Mae and Freddie Mac to update their automated underwriting systems with the new rules.
The U.S. Department of Housing and Urban Development says about 50,000 mortgages were refinanced under HARP since the new guidelines came out. But mortgage professionals say that figure includes only borrowers who owed less than 125 percent of the value of their homes. That cap is expected to be removed by March 19, they say.

"There is huge pent-up demand for HARP 2.0," says Dan Green, a loan officer at Waterstone Mortgage in Cincinnati. "The government is underestimating the demand for HARP 2.0. I can't tell you how many people have been sitting, waiting for this to happen. Hopefully the banks are prepared for it."
All that stifled demand means once the dam bursts, borrowers will experience delays when getting a mortgage, even if they don't use HARP.
Lenders already are swamped with mortgage applications, and they will remain busy.

Borrowers rush to beat higher FHA fees

Another factor that might attract a greater number of borrowers in coming weeks is a recent fee increase announcement by the Federal Housing Administration. Starting April 1, FHA loans will cost more because the FHA will increase its mortgage insurance premiums. The increase will affect monthly mortgage payments and the upfront fees on new FHA loans.
Michael Becker, a mortgage banker at WCS Funding in Baltimore, says he has been calling some of his clients to alert them of the upcoming increases. He says some borrowers want to get their loans in by the deadline to avoid the higher fees.
Borrowers who have to wait, especially those who plan to refinance under HARP 2.0, should start gathering documents and stand ready to apply as soon as the floodgate opens.
These are some basic documents borrowers will be asked to present when refinancing.

Basic mortgage documents

  • Two years of W-2 forms and tax returns.
  • Pay stubs for the past 30 days.
  • Two months' worth of bank statements.

I'm going tonight, are you too?

I love the Christmas season...especially in the warmth that San Diego county offers!! ;)
I done the Boise cold for a little while and thank you but just to visit... of course I miss the Hawaiian style Christmas but Carlsbad isn't bad at all in between the two extremes!

Last year, some friends decided to introduced me to an amazing event called Balboa Park December Nights, it's only 2 nights a year, this Friday the 2nd and Saturday the 3rd, that's all folks!
You will find food and drinks from all over the worlds, a large fair and plenty of fun-filled animation, even a full orchestra with choir and Christmas stories. It is worth it! And it's FREE to go, so what are you waiting for?
Needless to say that we'll go tonight and I may post some "live" photos to share with you if you cannot make it.
One more perk for living in San Diego county!

Balboa Park December Nights
