I told several people that trust my advises that over the last few month we are in a busy and interesting market that is rapidly depleting. I was hoping to slow down and enjoy Christmas to relax and file my taxes early, well it didn't happen...
From the time I came back form my summer trip in France, it was busier and busier, even listed a home Thanksgiving eve and it was showed on...Thanksgiving, yep, this is what I'm talking about, busy market + low inventory = bidding war.
Of course, keep in mind that your home has to be priced right for that to happen, if your home is overpriced...it will sit there...sorry, got to be real.
It's simple, you get on the train or you are left at the train station.
For my lucky clients, we have been writing up lots of offers and with some serious efforts, we got to be the winning offer on several homes. I have been on the other agent like a watch dog to make sure the offer A. get submitted and B. you get #1 place.
Believe it or not but lots of agents are NOT presenting your offer to the sellers...seriously?! Sadly it's the truth, so much so that in California, we need to have the seller or agent to sign to confirm that they are declining the offer. Few agents even get that signed...
Rememeber it's not a game, it's real estate and there is a lot of sharks out there, so take a deep breath and hire me, I'll take care of them, I fish well :P!
